Compensation
Paid only when milestones are reached.
Our economics align with yours. Fees are earned at offramps where utility progress or deliverables are complete — not for marketing land or sending introduction emails.
Traditional brokers earn commissions on closings regardless of how much diligence was done. Consultants bill hourly for studies that may never reach the utility. Anywhere DC ties compensation to the readiness work that actually advances a site.
The offramp model
Each engagement follows the offramp framework described in How It Works. At defined steps — utility discovery, feasibility delivery, binding commitment, transaction — a fee is earned when the agreed deliverable is complete and accepted.
- No fee at intake or screening
- Discovery fees earned on written utility response
- Scope fees earned on feasibility or study delivery
- Commitment fees earned at reservation or binding-design milestones
- Transaction fees earned on successful close or joint-development execution
Why this matters
If we cannot advance a site, we do not earn fees beyond work already delivered. If a utility path fails, you receive documentation of why — not a bill for months of opaque consulting. The only work we do is readiness work that moves parcels toward deliverable capacity.
Fees, participation splits, and milestone definitions vary by engagement. Nothing on this page constitutes an offer or binding term. Outcomes depend on utility processes, market conditions, and site-specific factors that are not guaranteed.
Frequently asked questions
- Do you charge retainers?
- No. We do not charge monthly retainers for readiness work. Fees are tied to offramp deliverables.
- What if the utility says no?
- You receive the utility response and our screening notes. Fees earned cover work delivered to that point — not hypothetical future progress.
- How do developer or buyer fees work?
- Buyers accessing NDA diligence packages or commissioning readiness work on specific sites have separate fee structures, documented in engagement letters.
- Are success fees negotiable?
- Yes. Transaction and success fees reflect SRL at close, remaining risk, and deal structure. We discuss terms before introduction to counterparties.
